WHEREAS, the Owner is the lawful owner of the immovable property located at:
[Full Address with PIN Code] (“the Property”),
AND WHEREAS, the Owner desires to engage the Property Manager to manage and maintain the said property, and the Property Manager agrees to do so on the terms and conditions set forth herein.
1. Scope of Work
The Property Manager shall:
- Advertise and lease out the property
- Collect monthly rents, deposits, and utility charges
- Handle tenant complaints and liaison
- Arrange for routine maintenance, repairs, and inspections
- Pay property taxes, electricity/water bills from rental income (if authorised)
- Keep digital and physical records of all financial transactions
- Provide monthly statements to the Owner
2. Duration
This Agreement shall commence on //20__ and remain valid for an initial period of 12 months, automatically renewable unless either party gives 30 days' written notice of termination.
3. Fees and Payments
The Owner shall pay the Property Manager:

4. Owner's Obligations

5. Tenancy and Legal Compliance
- All tenancy agreements will be executed in writing under Karnataka Rent Control Act and registered if required.
- Police verification and KYC of tenants shall be done as per Bangalore City Police guidelines.
- The Manager shall act only as an agent and shall not be liable for tenant misconduct or property damage unless due to negligence.
6. Termination
This agreement may be terminated:
- By either party with 30 days' notice in writing
- Immediately if either party breaches the terms of the agreement
Upon termination, the Manager will hand over:
- Property keys
- Security deposits (if applicable)
- All pending accounts and tenant details
7. Jurisdiction
This Agreement shall be governed by the laws of India, with jurisdiction limited to the courts at Bangalore, Karnataka.
8. Entire Agreement
This document constitutes the full agreement between the parties and supersedes all previous communications.
